Who we serve

Paving and sitework for general contractors

A paving partner that works to your schedule and tells you early when site conditions don't match the plans.

Paving usually comes near the end of the schedule, so it absorbs delays from earlier trades and still has to hit the completion date. You need a clear scope with clear exclusions, a crew that shows up on the agreed date, and early warning when site conditions don't match the plans. We cover asphalt, concrete, striping and signage, so the sitework package doesn't have to be split across several subs.

What you are actually solving

The problems this property type brings

Not a list of services. These are the things that make these projects hard, and what we do about each.

  • 01

    Schedule changes upstream

The pad isn't always ready on the original date. We'd rather adjust the sequence with you than show up to a site that isn't ready and bill you for standing time.

  • 02

    Scope gaps between trades

Who's doing the subgrade, setting manhole rims and protecting the finished surface? Our proposals spell out what's included and what isn't, so gaps show up at buyout rather than in the field.

  • 03

    Inspection and testing

We plan compaction testing and inspection hold points into the day from the start, so they don't hold up the work.

  • 04

    Weather windows

Asphalt and seal coat depend on temperature. We'll tell you up front what's realistic for late-fall work.

Phasing plans built with you

On the Lydian Apartments project at 226 13th Street in Oakland, we worked with the general contractor on a phasing plan that met City of Oakland DOT requirements across four public streets, kept public access open throughout, and still gave our crews workable areas for paving and striping.

Speaking up when the ground is wrong

At the Future CDJR dealership in Concord, the subgrade was unstable and lime or cement treatment wasn't an option. Instead of paving over it or stopping the job, we worked out a fix in the field and replaced more than 66,000 SF without delaying the schedule.

Questions

General Contractors: common questions

How much notice do you need to mobilize?

Talk to us as early as you can, especially in the busy spring-to-fall season. Once we agree on a date, we hold it.

Will you price subgrade preparation as part of the package?

We can, and we'll state in writing what condition we expect the pad to be in at handover, since that's where most paving disputes start.

Can you work to our schedule of values and billing cycle?

Yes. We can break scopes out by area or phase for progress billing.
