Asphalt and concrete contractor in Marin County

Repairs, overlays and drainage fixes for Marin HOAs and commercial properties, where getting water off the pavement comes first.

Much of the paving in Marin County serves community associations, condominium developments, and the retail and office properties along Highway 101 between Sausalito and Novato.

A lot of Marin's flat, developed land sits low, close to the bay and tidal channels, and the county gets noticeably more winter rain than the East Bay. Put those together and the main pavement problem in Marin is usually drainage.

What pavement work in Marin County actually involves

Local conditions, not a template with the place name swapped in.

Standing water is the real problem

Water that can't drain works its way through the surface into the aggregate base and softens it. Then the pavement above starts failing structurally, not just cosmetically. On low, flat sites with wet winters, that happens faster than almost anywhere else in the region.

That means replacing pavement in a ponding area at the same elevations just brings the ponding back. You'd pay to fix the surface and still have the cause.

Correcting the slope instead of rebuilding

At Marin Lagoon on Bridgewater Drive in San Rafael, we treated the low spots holding water as the real problem. We rebuilt 43,000 SF of failed pavement at a full 4-inch depth, and separately placed 1,400 SF of 1.5-inch overlay to lift the low areas and get water flowing toward the drains again.

That's a very different scope from rebuilding the low areas, and a much smaller bill. A targeted overlay fixes the cause without paying for structural strength the pavement wasn't missing.

Concrete drainage features matter as much as the asphalt

Curbs, gutters and valley gutters decide where water goes once it leaves the asphalt. If they've settled, broken or were never graded right, no amount of asphalt work will keep the surface dry.

That's why we completed concrete pavement repairs at Marin Lagoon alongside the asphalt work. Fix only one of the two and you've solved half the problem.

Community associations and the wet season

Marin's rainy season shortens the working year. Asphalt and seal coat both need dry, warm enough conditions, so most work happens between spring and early fall, and contractors' calendars fill up fast.

For HOA boards, that means late winter is the time to talk to us, while there's still time to walk the site together, price the options and make a decision before the season fills.

Questions

Working in Marin County

Do you work with Marin County HOAs?

Yes. Our Marin work includes the Marin Lagoon project in San Rafael, delivered through Reliable Pavement Services.

Water sits on our roadway every winter. Does it need replacing?

Not necessarily. If the pavement is structurally sound and the problem is a low spot, a targeted overlay can lift the area and get water draining again for a fraction of the cost of rebuilding. If it has already failed structurally, it needs full-depth repair. We'll walk the site with you and lay out the options.

When should a Marin community plan paving work?

Start in late winter. The dry, warm window that asphalt and seal coat need runs roughly spring to early fall here, and it fills up quickly.
