Commercial property parking lot resurfaced by Forticon in the San Francisco Bay Area.

Who we serve

Pavement work for property managers

Quick responses, clear proposals your owner can approve, and phasing your tenants can live with.

Managing pavement is mostly not about paving. You need a number you can take to your owner, bids you can actually compare, tenants who stay informed, and work sequenced so nobody loses access to their building. Where there's more than one reasonable fix, we price each one, with quantities, depths and exclusions stated plainly.

What you are actually solving

The problems this property type brings

Not a list of services. These are the things that make these projects hard, and what we do about each.

  • 01

    Bids you can compare

Three proposals to "repair and sealcoat the parking lot" can differ widely because they describe different work. Ours lists square footage, repair depth and what's excluded.

  • 02

    Capital versus expense

We'll tell you which repairs can wait a budget year and which get more expensive the longer they're put off.

  • 03

    Liability

Trip hazards, non-compliant ADA stalls and potholes can lead to claims. Fixing them usually costs far less than defending one.

  • 04

    Multi-year pavement planning

Most portfolios are better served by targeted projects over several budget years than one very large project.

What a Forticon site walk gives you

Our estimator separates surface wear from base failure, which look alike from a car window but cost very different amounts to fix. You get realistic options priced side by side, such as repair and seal, overlay, or full-depth replacement. Contact us to set up a site walk and a free estimate.

Working on an occupied property

Our phasing plans show which areas close, in what order and for how long, where displaced parking goes and how emergency access stays open, with dates early enough to send tenant notices. On the Lydian Apartments project in downtown Oakland, that meant phasing four city streets around City of Oakland DOT requirements.

Questions

Property Managers: common questions

Can you provide proposals that break out repairs by area?

Yes. If your property has separate buildings, phases or cost centers, we can break out quantities and pricing so costs can be allocated or approved separately.

How far ahead should we plan a summer paving project?

Start in late winter or early spring. Most Bay Area paving and seal coat work happens between spring and early fall, and the schedule fills up.

Do you work directly with boards and owners, or only through management?

Either way. We regularly present at board meetings and are happy to explain our recommendations to people who don't work in construction.
