Resurfaced private roadway and parking areas within a Bay Area residential community.

Who we serve

Paving for HOA communities

Private streets and parking for HOAs, with scopes a board can compare and phasing residents can live with.

Streets and parking are usually one of the bigger line items in an HOA's reserve study, and one of the first things a buyer sees. Board members are volunteers deciding for their neighbors, so we explain what is failing, what is simply aging and what each option gets you, so the board can decide with confidence.

What you are actually solving

The problems this property type brings

Not a list of services. These are the things that make these projects hard, and what we do about each.

  • 01

    Reserve study versus reality

A reserve study may say your pavement is due. It can't tell you whether you need a full resurface, or targeted repairs and a seal coat for a fraction of the cost. A site walk can.

  • 02

    Board approval

Scopes have to get through a board meeting and sometimes a homeowner vote. Our proposals state quantities and depths plainly, so the board can compare bids and knows exactly what it's approving.

  • 03

    Residents live here

People park overnight, leave for work early, and need emergency vehicles to get through. Careful phasing is a big part of every HOA job.

  • 04

    Avoiding special assessments

Putting off the right repair is one of the quickest ways to a special assessment. Once water reaches the base, a surface problem becomes a much costlier rebuild.

Repair what failed, not everything

Pavement rarely wears out evenly. At The Crossings HOA in Fremont, we rebuilt 34,500 SF of failed pavement at 4 in full depth and seal coated the rest of the community instead of replacing it. A 17-person crew finished in seven days, so residents moved their cars for as few days as possible.

Drainage is usually the real problem

Where water sits, pavement fails. At Marin Lagoon in San Rafael, we rebuilt the failed areas and placed 1,400 SF of 1.5 in overlay to lift the low spots holding water, fixing the cause for a fraction of the cost of reconstruction.

Living with the work

Before we start, we'll tell you which areas close and when, where residents can park, how long each phase lasts and how emergency access stays open, early enough to give homeowners proper notice.

In their words

What clients say

  • They are the best paving crew we have ever worked with over the 45 plus years we have been in business here at R.V. Stich Construction.

Rocky J. StichPresident, R.V. Stich Construction
  • Everardo went above and beyond by helping us put together a phasing plan that was able to accommodate the City of Oakland DOT requirements.

Agustin ValverdeSenior Project Manager, Lydian Apartments project, Oakland
  • The work began on time and ended on time. The overall cost was quite reasonable. The quality of this asphalt job for our church parking lot was fantastic.

Questions

HOA Communities: common questions

How do we know whether we need a full resurface or just repairs?

Alligator cracking, potholes and areas that flex under load point to base failure and need full-depth repair. Surface wear and hairline cracks usually need crack sealing and seal coat, not replacement.

Can you present to our board?

Yes. We regularly walk boards through the options and are happy to answer homeowners' questions directly.

Do you handle stall numbering and red curb?

Yes. Stall striping, stall number stenciling and red curb painting are a regular part of our HOA work.
