Service area

Asphalt and concrete contractor in Sonoma County

Large retail and commercial parking in the North Bay, including our 112,800 SF grind and pave at Rancho Cotati Shopping Center.

Sonoma County sits at the northern edge of Forticon's service area. We cover Petaluma, Cotati, Rohnert Park, Santa Rosa and the surrounding communities along the Highway 101 corridor.

It's also where we completed our largest published single resurfacing: 112,800 SF of grind and pave at Rancho Cotati Shopping Center, on a busy retail center, in eight days.

On the ground

What pavement work in Sonoma County actually involves

Local conditions, not a template with the place name swapped in.

Resurfacing at scale on an open shopping center

Grinding 112,800 SF down 2 inches and paving it back is about getting the grades right before it's about paving. Elevations have to carry across the whole lot so water still reaches the catch basins afterward and every entry apron and gutter line still meets flush.

Get that wrong on a big lot and you've traded an aging surface for a new one that ponds, and that will wear out faster than what you removed.

Careful sequencing keeps the center open. We grind, pave and reopen each area before moving on to the next, instead of closing the whole lot.

A wetter North Bay winter

Sonoma gets more winter rain than the East Bay, which means a shorter, busier construction season. Asphalt and seal coat both need dry conditions and warm enough temperatures.

If crack sealing has been put off, a wet North Bay winter is what turns open cracks into base failure. Sealing cracks before the rains is one of the cheapest things you can do for a Sonoma County lot.

Distance from the plant

Asphalt has to arrive within its placement temperature range. On longer hauls, staging trucks so material reaches the site hot and in order is a real part of the quality of the finished surface, not just a logistics detail.

It's one of the things Rocky Stich of R.V. Stich Construction pointed out: correct batching at the plant, and staging the trucks so the asphalt holds its temperature before it's placed.

Working for North Bay general contractors

We did the Rancho Cotati work for R.V. Stich Construction, a general contractor we've worked with for more than seven years.

Good subcontracting comes down to relationships: holding the agreed date and flagging site conditions early instead of sorting them out later.

Questions

Working in Sonoma County

Does Forticon travel to Sonoma County?

Yes. Our Rancho Cotati Shopping Center resurfacing in Cotati is the largest single resurfacing in our published record.

How long does a large retail resurfacing take?

Our 112,800 SF, 2-inch grind and pave at Rancho Cotati took eight days with a ten-person crew, and the center stayed open the whole time.

When should North Bay work be scheduled?

Spring to early fall. The wetter North Bay winter narrows the window more than it does in the East Bay, so it pays to book early.
