The challenge

Our good clients at R.V. Stich Construction called on us to help them with a 2-inch grind and pave over 112,800 SF of the parking lot at the Rancho Cotati Shopping Center.

A shopping center parking lot this size can't simply be closed. Tenants depend on customers being able to park, and every day a center is hard to get into is a day of lost business.

Resurfacing a lot this big also comes down to getting the grades right. Grinding 112,800 SF to an even 2 inches and paving it back means holding elevations across the whole lot, so water still finds the catch basins when the job is done and the transitions at entrances, drive aisles and concrete edges stay flush.

How it was executed

We took the lot in sections instead of all at once, keeping parking and access open while each area was ground, paved and handed back.

We carried the grades through the grind so the new surface drains the way the original design intended, and we matched the transitions at the concrete gutter line and entry aprons instead of feathering them.

The result

112,800 SF resurfaced in eight days, with the center open for business the whole time.

Forticon has completed numerous asphalt paving projects for us over the last 7 years and they are the best paving crew we have ever worked with over the 45 plus years we have been in business here at R.V. Stich Construction. There are many factors that go into a successful finished asphalt paving job, sub-grade and base rock preparation. Making sure all the grades are correct so the elevations of the finished product drain properly. The correct asphalt batching of material at the plant, staging the trucks properly so the asphalt maintains the correct temperature before it is placed, the inspections during placement along with the weather all contribute to a fairly complicated process which Forticon has successfully completed for us over the years and we highly recommend them,
