Who we serve

Paving for multifamily and apartment communities

Repairs, seal coat and striping scoped to what is actually failing, phased so residents always have somewhere to park.

On an apartment property, pavement competes for the same budget as roofs and units, and parking is usually tight. We stretch the budget by rebuilding what has failed and protecting what hasn't, and plan every phase around how many stalls the property can give up at once.

What you are actually solving

The problems this property type brings

Not a list of services. These are the things that make these projects hard, and what we do about each.

  • 01

    Resident notice

Residents need dates and areas in writing, ahead of time. We give you a firm schedule before notices go out, and we stick to it.

  • 02

    Deferred maintenance

Pavement is often the last item to get funded. Once water reaches the base through unsealed cracks, repair costs climb quickly.

  • 03

    ADA in common areas

Accessible stalls, aisles and the route to the leasing office and units must meet the same California requirements as any commercial property.

  • 04

    Trip hazards on walkways

Settled and lifted concrete is a common source of trip claims, and one of the cheaper problems to fix.

Phasing an occupied community

Before we start, we agree with you which areas close, in what order, where residents park in the meantime, and how trash pickup and emergency access continue. We size the crew to keep the disruption short: more people for fewer days is usually easier on residents.

What usually needs doing

Drive aisles and entrances wear out first, because that's where cars turn and brake. Parking stalls tend to age rather than fail.

  • Full-depth repair to drive aisles, entrances and trash enclosure approaches
  • Crack sealing and seal coat across the stall areas
  • Stall striping, numbering and red curb restored
  • ADA stalls, access aisles and signage brought into compliance

Questions

Multifamily & Apartments: common questions

How many parking spaces will we lose at once?

Only as many as your property can handle. We size each phase to your available parking and agree on that number with you before we start.

Can seal coat be done in sections?

Yes, and on an occupied property it usually should be, so some parking stays open while each section cures.

Do you handle the concrete as well as the asphalt?

Yes. Sidewalks, curb, gutter, driveway approaches and trip-hazard repairs are done by our own crews.
