Heavy-duty asphalt pavement at a Bay Area industrial facility.

Who we serve

Paving for industrial properties and business parks

Heavy-duty pavement, clear striping and signage for industrial sites, built while your yard keeps running.

Industrial yards take loads a parking lot never sees, and they rarely get a day off. The pavement breaks down in specific spots, where trailer landing gear, container corners and turning trucks concentrate the weight, and the work has to happen while docks, gates and drive routes stay in use.

What you are actually solving

The problems this property type brings

Not a list of services. These are the things that make these projects hard, and what we do about each.

  • 01

    Heavy point loads

Trailer landing gear and container corners press a lot of weight into a small footprint. Those areas often need a thicker section than the rest of the yard.

  • 02

    Keeping operations running

Trucks still arrive and docks still run. We schedule around your yard's movements and only work in areas you can release at a given time.

  • 03

    Turning and braking areas

Slow, tight turns tear at the surface. Dock approaches, gates and tight corners are usually the first places to rut and shove.

  • 04

    Drainage across large areas

Big, flat yards don't drain well when the slopes are marginal, and under heavy traffic, standing water gets into the base quickly.

Building for the loads you actually have

At Bay Medical Co. in Brisbane, we rebuilt the pavement at 4 in and 6 in depending on the loads in each area. Under heavy trucks, a properly placed and compacted aggregate base matters as much as the asphalt on top.

Working on live waterfront and industrial sites

At Bay Ship Co. in Alameda, we replaced pavement and installed a new street across a working shipyard in a single week, with a compact seven-person crew so the facility could keep operating around us. Bay Ship Co. has brought us back for further projects since.

Questions

Industrial Properties: common questions

What asphalt depth does an industrial yard need?

It depends on the loads, the soil and the base underneath. Areas that take trailer and container loads usually need a thicker section than drive routes.

We have failing trench patches across the site. What causes that?

Usually backfill that wasn't compacted well enough, so it settles and the surface fails with it. We rebuild the trench section itself as part of a proper asphalt repair.

Do you handle new streets and access roads, not just repairs?

Yes. New street installation was part of our work at Bay Ship Co., and new pavement construction is a standard job for us.
