Commercial parking lot resurfacing at a Bay Area retail property.

Who we serve

Paving for commercial and retail properties

Paving, repairs and restriping for retail, office and mixed-use lots, done in sections so the property stays open.

The parking lot is the first thing a tenant or customer sees, and most commercial lots can't close for paving. We work in sections, plan around store hours, deliveries and office arrivals, and keep the property open while we're there.

What you are actually solving

The problems this property type brings

Not a list of services. These are the things that make these projects hard, and what we do about each.

  • 01

    Keeping the lot open

We work in sections so parking and access stay open at every stage, and schedule around loading docks, trash pickup and drive-through lanes.

  • 02

    Curb appeal and leasing

Faded striping, worn asphalt and potholes make a whole property look neglected. Seal coat and clean striping fix most of that for relatively little money.

  • 03

    Drainage and standing water

Standing water is a slip hazard and the main reason pavement breaks down. Fixing the slope usually costs less than repairing the same damage again and again.

  • 04

    ADA compliance

Accessible parking, aisles, ramps and the path of travel all have to meet code. In California, a non-compliant property can face a minimum of $4,000 in statutory damages plus attorney's fees.

Resurfacing a busy retail center

At Rancho Cotati Shopping Center, we ground and repaved 112,800 SF in eight days while the center stayed open. We ground, paved and reopened one section at a time, and carried the grades across the whole lot so water still reaches the catch basins and every entrance meets flush.

When resurfacing isn't enough

A grind and pave gives you a fresh surface, but it doesn't fix a failed base. Areas that flex under load or show alligator cracking need full-depth repair first, which is why we walk the site before we price anything. Once the pavement is sound, crack sealing and seal coating are the cheapest way to keep it that way.

Questions

Commercial Properties: common questions

Can you work overnight or on weekends?

Yes, when your property needs it. Asphalt and seal coat depend on temperature, so overnight work isn't always the best choice in cooler months.

How soon can we drive on new asphalt?

Usually once it has cooled, often the same day or the next. Seal coat needs longer. Your project manager will confirm the times on the day.

Do you put the striping back the way it was?

Yes, unless you'd like changes. Resurfacing is a good time to look at stall counts, traffic flow and ADA stall placement.
