The challenge

As we approached the final stages of a complete TI (tenant improvement), we convened with ownership, LVI Engineering and McDevitt Construction to develop a work scope aimed at improving the parking lots. Our plan included the removal and replacement of more than 66,000 square feet of pavement and 57,000 square feet of seal coat. The project faced challenges due to unstable subgrade, and since lime/cement treatment was not feasible, our field crew found another way through it, kept costs reasonable and avoided any delays.

Without the usual lime or cement treatment to bind unstable ground, there are two poor choices: pave over ground that won't hold and watch the surface fail early, or redesign the whole section and blow the budget and the schedule. Neither works for a client.

A dealership lot raises the stakes. It carries constant slow turning under vehicle loads, and it's the first thing every customer sees when they pull in.

How it was executed

Our crews worked through the unstable areas in the field, adapting to what the ground would actually accept instead of forcing a specification that didn't suit the site.

Once we had a solid base to build on, we placed and compacted the new pavement, then seal coated 57,000 SF to protect the finished surface.

The result

More than 66,000 SF replaced over difficult ground, finished without schedule delays and without the extra cost an unstable subgrade usually brings.
