Failed areas rebuilt to full depth, then seal coat, stall striping, stall numbering and red curb throughout The Crossings HOA.
This project consisted of 34,500 SF of 4-inch asphalt repairs throughout The Crossings HOA to address various areas of failed pavement. After fixing the pavement, we followed with a fresh coat of seal coat and crisp stall striping, stall ID stenciling and red curb painting.
An HOA's paved common areas are usually one of its biggest assets, and boards answer to homeowners for how reserve money is spent.
The pavement here hadn't failed evenly. Some areas had truly broken down and needed rebuilding to full depth, but much of it was still sound. Repaving the whole community would have cost far more than the problem called for.
All of it also had to happen around the residents. People live here. They park overnight, head to work in the morning, and emergency access can never be blocked.
We identified the failed areas and rebuilt them at a full 4-inch depth, 34,500 SF in total, so the repairs fixed the structural failure instead of resurfacing over it.
Once the repairs had cured, seal coat went down across the treated surfaces to protect them and give the community a clean, consistent look again.
Then we brought the layout back: stall striping, stall ID stenciling so residents can find their assigned spaces, and red curb painting for fire lanes and no-parking zones.
We brought a 17-person crew to keep the disruption short. The more we can finish in a day, the fewer days residents spend moving their cars.
Seven days on site, with the community's reserve funds spent on the pavement that actually needed it and a consistent finish throughout.
